Addition Stories

It’s been a rough year and we are just 8 months in. Who could have predicted all the wild and unbelievable that has already occurred?! One thing that hit us very personally was the sudden need for one of us to stay home and participate in the homeschooling of our daughter as spring break was extended and then online schooling began. A project we anticipated being a bit faster turned out to take a bit longer when the reality of homeschooling hit. Fortunately, we had amazing homeowners to work with for this addition project!

This home was built about 5 years ago and when we met our homeowners they were looking to extend their living room and extend their office in to a sitting area. Below are a few photos we snapped yesterday of the areas, check them out!

The first couple of photos of are the extended living room. The Structural Beams that were once outside were pulled inside and kept exposed instead of hidden.

In these next couple of photos, the windows were directly behind the barn door seen and the exterior wall for the office ended at the partition seen to the right in the photo. The exterior alcove was pushed out to make space for a sitting space with an electric fireplace to enjoy during the colder months.

Concrete Looks

For our current project we had to match the homes existing concrete stain to the newly poured floors. To do this, we asked the company that originally did the staining to come back.

Take a look at a couple of the photos of the fresh stain work next to the older work in the two spaces we added on to, it turned out FANTASTIC! As we wrap up the project, we will add more photos of everything together! Thanks to Concrete Visions out of Fort Collins for doing a great job.

When considering reasons for planning a concrete slab as a homes flooring, one huge perk is the Energy Efficiency of the slab. In the cold months the slab retains solar heat. The heat is then released as the interior of the house cools, helping maintain a comfortable temperature. In the summer time, and as long as solar heat gains are avoided (done by selective window placement, exterior facades or interior finishes such as window coverings), the slab helps keep the house cooler. Radiant tubes through the slab, using water, can also play a role in home energy efficiency by running warm water in the colder months and cool water in the warm months.

Fort Collins Project: Concrete Floor

Once the walls were poured, we got right to work getting the floor ready to be poured.

Steps that had to be taken before concrete could be laid were: trench for in-slab plumbing, trench for drainage and radon mitigation, backfill, compact, install steel posts and beams, move in and level gravel, lay out foam, lay out plastic, install rebar mesh, install heat loops, and add chairs for mesh.

Stability

On our Fort Collins project, the homes entryway landing is built up from the ground level. To add stability to the backfilled dirt, we have spent a great deal of time getting chummy with the compactor and we have also added concrete to the loose dirt. Check it out below!

Once backfilled and compacted, Eric began forming up the stairs and landing.

There’s more concrete to be poured at the front, but at the moment we have the stairs competed and a small portion of the upper landing.

 

Unveiling

One of the most prominent features of our current project in Fort Collins, is the first level concrete walls. These walls are 11ft tall and except for the front entrance planter (seen in this video) are smooth faced; the planter is board formed. The walls were formed with snap ties and have a very modern look. As we continue to strip away the forms on the walls we will share more videos and photos of this feature!

We also plan to host periodic open houses throughout this project, giving anyone interested an opportunity to come meet us, check out our project and ask questions. We will post the days of these events here and on our Instagram account.

That Brindle Look

Have you missed us? We’ve been busy but have some exciting update posts on the way to show just how things are progressing!

We’ve poured the concrete floor, and remaining walls on our Loveland site. We had some really strong winds Tuesday while we poured the walls, making for a lot of fun with the pump truck and hose. The following day was much calmer and hotter, and we started bright and early. The pour went smoothly, thanks in part to great team work from everyone and having a good pump operator…and a tiny person to keep everyone  in check!

The slab is going to be stained, and to give it a nice look, we’ve burnished it. The slab is also fitted for radiant floor heating.

Quinn (above) stripping forms where the outdoor fireplace will be. The concrete was poured in several locations with the board formed look, giving it a rustic and also modern feel.

Later in the afternoon, we began stripping the foundation forms and Jason started making saw cuts the following day.
